Bob Niemi, CMB is the Director of Government Affairs for Weiner Brodsky & Kider. Bob brings a unique perspective from his experience & relationships to advise lenders on a wide array of regulatory & compliance matters, including state licensing, examination survival & acquisitions. His commitment to the industry extends beyond his day-to-day responsibilities at WBK, serving as the Chair of the American Association of Residential Mortgage Regulators Advisory Council, Vice Chair of the Certified Mortgage Banker Society for the MBA & Secretary/Treasurer of the MBA of Florida. These positions underscore his dedication to fostering a regulatory environment that supports both industry integrity and consumer protection. Bob’s background as both a former mortgage professional, Ohio Deputy Superintendent and the NMLS Ombudsman provide him with a unique 360 insight into the complexities of mortgage regulation & enforcement. Bob’s contributions to the mortgage industry have been instrumental in shaping regulatory practices, including national efforts to reform state remote work legislation & policies.  In 2024, Bob was awarded the Outstanding State & Local Association Leadership Award by the MBA & the Distinguished Service Award by AARMR in recognition of these efforts. Bob earned his CMB in 2016 & lives in the Tampa Bay area with his wife Melissa, who is also a CMB.

Troy Garris is a business owner’s lawyer, priding himself on a results-oriented, pragmatic approach to addressing legal issues in the financial services world. In his words, “I find out what the business wants, what it needs. If I start there, I can often find a way to get them to the result wanted, or very close to it, in a legal and compliant way.” Troy deals with federal and state compliance, enforcement defense, company formation, and mergers & acquisitions (M&A). In these areas, Troy represents independent mortgage bankers (IMBs), community banks & other depositories, homebuilders, and related entities (e.g., lenders, servicers, title companies, secondary market investors & equity funds). Troy is active in the industry, including being significantly involved with industry associations & currently is a board member & Chair of the Regulatory Compliance Committee of the Texas Mortgage Bankers Association. In 2007, the Mortgage Bankers Association named him to the Future Leaders program. Troy is a frequent speaker on a wide range of mortgage banking related issues & in recent years has spent much of his time focused on the CFPB. Troy is also an active YouTuber & host of Troy at Garris Horn, the Mortgage Banking LiveStream.

Josh Weinberg is a nationally recognized speaker, author, consultant & leader in the mortgage industry. He is the President of Firstline Compliance, a consulting company specializing in mortgage compliance and technology () and a Co-Founder of Talk’uments, the industry’s solution for providing language access and increasing market share. He is the Vice Chair of the Mortgage Bankers Association’s State Legislative and Regulatory Committee, past Chair of MBA’s Regulatory Compliance Committee, Past Vice Chairman of the Board of Directors for MISMO, as well as a member of ABA’s Residential Markets Committee. Previously he was the Executive Vice President of Compliance for Guaranteed Rate, Inc., and before that the EVP of Compliance for First Choice Loan Services Inc. He has also worked for a major LOS vendor, and in retail banking and non-depository environments, as well as independently, as the owner of a mortgage broker company.
